Selling a house in Thailand: the short version

After living in our first Thai home, we decided to sell it. This video explains that decision and takes you on a tour of the house, room by room. It is a record of that chapter rather than an active property listing.

Selling property in Thailand as a foreigner comes with its own process: preparing the home, working with local agents, understanding transfer fees and taxes at the Land Office, and being realistic about timelines. We walk through each step as it applied to our sale, honestly and without drama.

And no, we are not leaving Thailand. Watch to the end (or read on below) to find out what comes next.

The honest reasons behind the sale

Houses, like plans, change shape after you live in them. What looked perfect on viewing day revealed small frictions over a year of daily life: space we did not use, maintenance we did not love, and a growing sense that our next chapter in Thailand wanted a different setting. Selling was not a retreat. It was a correction, the kind you can only make after real experience.

The tour: the house before it goes

The film includes the full walkthrough our viewers asked for: the living spaces, the kitchen, the bedrooms, the outdoor areas, and the details we changed during our time there. For anyone researching what an expat house in Thailand looks like in practice, this tour is a useful reference.

At the time of the filmed listing, the house had two bedrooms, two bathrooms, a private pool, roughly 100 square metres of living space and a mountain view. Our published account recorded an asking price of 4.7 million baht. It also gave historical monthly examples of around US$120 at the high end for air conditioning, US$3 for water and US$18 for fibre internet. These figures do not establish today's price, exchange rate or bills for another home.

How selling works for foreigners

The legal process depends on the rights actually held and what is being transferred. A building sale, a land transaction and an assignment of a lease are not interchangeable. Ask an independent lawyer to explain your documents, required consents, taxes, fees and funds handling.

Our existing account reported a 50/50 allocation of transfer fees in our transaction. That was the arrangement described for this sale; it should not be assumed to govern another one.

What the timeline looks like

A house tour and an asking price do not predict how long a sale will take. Leave room for viewings, negotiation, document checks and delays. If your move depends on a sale completing, identify in advance what you would do if the dates change.

What happens next

We sold, and then we bought again. The follow-up video (linked below) covers the move, the new home, and everything we carried forward from this one. Thailand is still home.

Use this story to plan your own questions

Write down the parts of this experience that matter for your situation. Separate the observations made during filming from anything you need to verify today, including current prices, availability, terms and rules. A useful next step is to ask a specific question rather than assume the experience will repeat exactly.

Questions for your own plans

  • Is this an asking-price comparison or a completed-sale comparison?
  • Which records establish the rights to be transferred?
  • Who will explain the itemized fees and any required consent?
  • What is the fallback if the move and completion dates do not align?
