David and Kim visit a single-level home at Narada 3 in Pak Nam Pran, south of Hua Hin, then look at a proposed project nearby. The film offers a detailed look at the house and its setting. Its ownership arrangements would need a separate review of the actual documents.
The home shown in the film
The channel’s description lists three bedrooms, four bathrooms and approximately 3,500 square feet of living space on a 13,000 square foot plot. A private pool, solar power and countryside views toward the Gulf of Thailand are central to the tour.
Use the walkthrough to consider the relationship between the rooms and outdoor space. A single-level layout may suit your plans, but check the actual entrances, bathroom access and steps during a viewing if ease of movement matters to you.
The sale and the next project
This Narada 3 home had already sold before filming. The closing visit concerns three single-storey homes planned at Narada 2, described at the time as being about 450 metres from the beach. These are details from the filmed visit, not an announcement of current availability.
For any new build you investigate, request the current specification, construction schedule, payment milestones and written responsibility for unfinished work. A completed home by the same builder is useful to inspect, but it does not establish what a different contract includes.
Picture an ordinary week here
A large plot and pool bring practical questions alongside the space. Ask who handles garden and pool care, what maintenance costs, and which solar equipment and warranties transfer. Try the routes to groceries, healthcare and your usual social activities. Walk the actual beach route rather than relying only on a distance in a listing.
Review the property and the agreement separately
Ask an independent Thai property lawyer to verify the title, access, encumbrances and the rights proposed for the land and building before committing money. The Department of Lands publishes separate guidance for foreign-related transactions. A video title, agent introduction or attractive house cannot certify a particular purchase structure.
